Accountability & Restitution Center, Ph 1 Thurston County
The Accountability & Restitution Center will mean the construction of a new, 104,000 square feet municipal correctional facility for Thurston County. Work includes a one-story building, plus parital mezzanine building constructed primarily of concrete, pre-cast concrete and CMU with structural steel framed roof to provide a secure enclosure for dormitories, cells, kitchen, laundry, offices, and other support functions. Finish site grading, installation and coordination of utilities, final paving, and irrigated landscaping are included.
The project is being managed and administrated by Pease Construction's Project Manager, Cary Wilson, Field Manager, Del Brasier, General Superintendent, Tim Gibson, Field Superintendent, Randy Shaffer, CQC, Rob Lauricella and CQC Assistant, Jason Taylor.
FY08 Rail Upgrade & Locomotive Maintenance Facility Ft. Lewis, WA
This project includes expansion of the Interchange (IC) Yard in the Logistics Center and the expansion of the IC Yard. Also included is the construction of a new Locomotive Maintenance Facility (LMF) of approximately 5,800 square feet. The new enclosed facility will provide maintenance and storage space for three locomotives along with a small office/breakroom space. Approximately 800 linear feet of track, ties and ballast along with turnouts are associated with the new entrance to the LMF from the IC lead tracks. Shop equipment includes a 7.5-ton bridge crane, storage and pumps for lubricants and glycol, an air compressor, welding equipment, etc. Construction means, methods and materials are anticipated to result in a LEED-NC rating of silver on the LMF building.
The project is presently approximately 30% complete. This is because almost all the railroad material has been delivered and stored on site. Contrary to our schedule, Coast Rail, our rail subcontractor, has started on the Optional Bid items of upgrading tracks 4, 5 and 6. Since this was planned to be at the end of the job and no rail work was going to start until the middle of November this will help to insure the job completes on or ahead of schedule. Based upon preliminary findings, the existing railroad ties on these tracks are in much worse condition than expected based upon the contract requirement of 50% replacement. It appears that tie replacement may exceed 90%.
The unsuitable material has been completely been removed for the future location of Lincoln Ave, the North and the South Railroad expansion. The quantity of unsuitable removed is only about 2% over the bid quantities given on the bid schedule. We are about half the way complete on bringing structural fill into the subject areas. Ceccanti in one day brought in over 6000 cy of pit run. They are averaging about 3000 cy/day.
Our schedule indicates that we are to pave Lincoln Ave in November, but based upon the extended weather forecast this may be quite a challenge. Ideally we were going to get the new Lincoln Ave opened and start the rail road work at the new Lincoln crossing and work west. However we can realistically start the rail work at the opposite end and work towards the east. Coast rail has told us they are very flexible on where they start, but once they start they do not want to demobilize. We do not anticipate this occurring.
The building work is progressing at a measured pace so that the pad will be ready in time for the structural steel. The underground plumbing has been installed and the concrete foundation is starting.
As time progresses our team is building strength and we are having a positive experience amongst all members of the job. We believe this will be an outstanding project.
Our challenge will be to get our LEED implementation plan into affect before we get too far along in construction of the building.
Cascade Building Core Renovation, Phase 1 Pierce College Ft. Steilacoom
This project includes selective demolition to accommodate the renovation including interior and exterior remodeling, civil, structural, mechanical, electrical and landscape work. Replacement of the existing main bulding entrance and exterior stairs with new accessible entry plaza and associated sitework and landscaping is also a part of this project. The addition will include remodel and expansion of the Library and Media Center, remodeling and expansion of the Student Services Department, replacement of the existing theater with a new Black Box Theater space in the existing lecture hall classroom and remodeling of the building core circulation areas. Sitework is being managed by Superintendent, Steve Kathman, and Foreman, Tom Smith, Quality Control is being handled by Roy Mountain and Pease Construction's Project Manager is Tano Bailon.
